Groody Developments Ltd is set to begin construction on a €300m student accommodation development in Limerick, which will become the largest such project outside Dublin upon completion, as reported by the Irish Examiner.

The 1,400-bed development will be located at Groody, near the University of Limerick, on land fronting Groody Road and Dublin Road, with buildings ranging between five and eight storeys in height.

The scheme will be delivered in two phases, with the first 700 beds due for completion by mid-2028 and the second phase following a year later. Construction is expected to commence within the next three months, with 500 people to be employed across the build.

In addition to residential accommodation, the development will include a library, laundry facilities, student union space and two canteens, providing a self-contained campus living environment.

Whitebox Developments, which is promoting the scheme, said the project reflects strong confidence in Limerick's academic and economic trajectory.

Managing director Martin White said the scale of the development underscores the region's growing importance. "We are proud to be delivering a project that will make a real, lasting difference for students, families, and the entire region," he said. "The scale of this development reflects our confidence in Limerick's future as a thriving academic and economic hub, and our belief that students deserve access to quality, affordable, modern accommodation."

The development will serve students from both the University of Limerick and Mary Immaculate College, addressing sustained growth in student numbers across Limerick's higher education institutions.
